Commercial & fit-outs.
Shops, cafes, offices and light industrial. Electrical that's done right the first time, scheduled around your trading hours, because downtime costs you more than the sparky does.
What's included.
Commercial work is about reliability: three-phase supply, emergency lighting, exit signs, test-and-tag, and a sparky who shows up when the job's booked, not when it suits him.
- Shop & office fit-outs Power and lighting from rough-in to fit-off, timed with your shopfitter.
- Three-phase power Machine and kitchen equipment circuits, sub-boards and supply upgrades.
- Commercial lighting High-bay, emergency and exit lighting, plus energy-saving LED retrofits that pay for themselves.
- Maintenance Fault-finding, safety switch testing and scheduled maintenance.
Ask these before you sign the lease.
Five questions for the agent or the landlord. The answers decide what a fit-out costs.
- How much power does the tenancy have: single or three phase, and how many amps
- Is there spare room on the switchboard for your equipment
- What does the landlord's fit-out guide require, and who signs off the electrical work
- Where are the exit signs and emergency lights now, and who maintains them
- When can work happen: trading hours, centre rules, noise limits
Your doors stay open.
What gets tested, and how often.
WorkSafe Victoria's timeframes for workplaces other than construction sites. The right interval depends on the workplace and how the equipment is used.
| Check | How often |
|---|---|
| Safety switch push button test, fixed | Every 6 months. |
| Safety switch push button test, portable | Every 3 months in low and medium risk workplaces. Every day of use in high risk ones. |
| Safety switch trip time test | Every 12 months in high and medium risk areas. Every 2 years in low risk ones. |
| Testing and tagging of leads and plug in equipment | At intervals that fit the workplace. WorkSafe points to AS/NZS 3760:2022 for the recommended timeframes. |
What moves the quote.
Commercial quotes are built from the equipment list and the hours.
- The equipment load. Coffee machines, ovens, compressors and server racks each want their own circuit. Some need three phase.
- When the work can happen. After hours and staged work keeps you trading. It also takes more visits.
- What the site requires. Some centres and landlords want inductions, permits or their own contractor on the main board.
- What the last tenant left. An old fit-out can sometimes be reused. Sometimes it has to come out first.
Three rules that reach every fit-out.
